
Real estate developers optimistic as improved connectivity promises balanced urban growth
Pune: The long-awaited Pune Ring Road project is gaining momentum, promising not just a solution to the city’s traffic congestion, but also a major boost to affordable housing development across peripheral areas. Industry experts believe this ambitious infrastructure project could redefine urban planning and unlock vast tracts of untapped land for residential and commercial purposes.
Speaking on the transformative potential of the project, Mr. Rohit Gera, Managing Director of Gera Developments, highlighted the strategic importance of road infrastructure in city development.

“Road infrastructure is a critical element in increasing the housing stock of affordable homes as it builds connectivity to otherwise inaccessible areas where the land rates are lower. The ring road therefore will create better access to lands which are further away and also serve as a way to minimise bottlenecks for people travelling and thereby boost the overall development activity in the city,” said Mr. Gera.

One of the most pressing concerns in Pune’s urban landscape is the rising cost of housing in central areas. With the city’s population expanding and IT hubs growing at a rapid pace, demand for homes—particularly affordable ones—continues to outstrip supply.
The ring road is expected to connect several fringe zones and underdeveloped areas to the city’s core. These regions, currently underserved due to lack of accessibility, could become viable options for affordable residential projects once the ring road is operational.
Experts say this could lead to a surge in affordable housing units, easing the burden on saturated zones like Hinjewadi, Kharadi, and Baner, and offering relief to homebuyers priced out of these hotspots.
Boost to Real Estate and Commercial Development
The benefits of the ring road go beyond residential housing. By reducing traffic congestion within the city and streamlining travel between different corners of Pune, the project is likely to catalyse commercial growth in newer pockets. Developers are optimistic that improved logistics and mobility will attract investments in warehousing, IT parks, retail, and mixed-use developments in the outer city areas.
“The ripple effect of the ring road on Pune’s real estate market could be similar to what we’ve seen in metros like Bengaluru and Hyderabad,” said a real estate consultant familiar with the city’s development plans. “When accessibility improves, land valuation becomes more attractive for both developers and end users.”
Minimising Urban Bottlenecks
Another key advantage of the Pune Ring Road project is its potential to decongest city traffic. As Pune continues to grow horizontally, daily commuters are often forced to travel long distances through choked city roads, especially during peak hours. The ring road offers a bypass route for heavy vehicles and through traffic, easing pressure on internal roads.
Planners believe this will significantly improve commute times and reduce air pollution, aligning with the city’s long-term sustainability goals.

Pune’s urban development authorities are aiming for an integrated growth model that distributes resources and population density more evenly. The ring road will play a pivotal role in achieving this goal by enabling the planned expansion of the city.
Connectivity projects like the metro rail, BRTS corridors, and now the ring road are all part of a broader vision to transform Pune into a future-ready metro while preserving its liveability.

With Pune Municipal Corporation (PMC), Pimpri Chinchwad Municipal Corporation (PCMC), and Maharashtra State Road Development Corporation (MSRDC) joining forces to implement the project, industry stakeholders are calling for fast-tracked approvals and transparency in land acquisition processes.
